Overview
Our customer, a leading digital infrastructure investor, is seeking a Director of Acquisitions to lead the sourcing, negotiation, and closing of telecom-related real estate assets, including rooftops, ground leases, and other infrastructure interests.
This role will oversee acquisition managers, drive pipeline development, and play a hands-on role in structuring and closing complex transactions. The ideal candidate is a strong negotiator with deep experience in commercial real estate and a proven ability to take deals from term sheet through close.
Key Responsibilities
- Lead and manage a team of acquisition managers across multiple regions
- Build and maintain a high-volume pipeline of acquisition opportunities across diverse property types (rooftops, land leases, commercial properties)
- Develop and execute outreach strategies targeting property owners, municipalities, brokers, and institutions
- Establish and maintain strong relationships with site owners and key stakeholders to drive deal flow
- Oversee the full deal lifecycle, from sourcing and term sheet execution through closing
- Negotiate complex real estate transactions and structure agreements to align with investment strategy
- Collaborate with internal teams (legal, underwriting, finance) to evaluate opportunities and finalize deals
- Support valuation efforts and investment approvals, including risk assessment and deal strategy
- Utilize CRM systems (Salesforce) to track pipeline activity, maintain accurate records, and ensure quota attainment
- Drive forecasting accuracy and monitor key performance metrics for the team
- Participate in in-person meetings, site visits, and field travel to support business development
- Conduct periodic field visits to support and evaluate remote team members
- Work closely with sales leadership to refine acquisition strategy and improve performance

Required Qualifications
- Bachelor’s degree or equivalent experience in business, real estate, finance, or related field
- 8+ years of experience in telecom, digital infrastructure, commercial real estate, or related industries
- Proven experience sourcing, negotiating, and closing complex real estate transactions
- Experience managing or mentoring acquisition or sales teams
- Demonstrated ability to take deals from LOI/term sheet through closing
- Strong proficiency with CRM tools such as Salesforce
- Excellent communication, negotiation, and relationship management skills
- Strong business acumen and analytical thinking ability
- Self-starter with a proactive, results-driven mindset
Preferred Qualifications
- 10+ years of experience in commercial real estate or infrastructure transactions
- Background in urban market transactions and high-density environments
- Experience working within lean, high-growth organizations
- Exposure to telecom or digital infrastructure asset classes
Work Environment / Additional Information
- Hybrid schedule: 4 days in office, 1 day remote
- Office-based role in White Plains, NY
- Travel required for client meetings, site visits, and team management
